Drafty Doors and Windows: Find the Cause Before You Buy

Start with the cause, not a shopping list. A chilly spot near a window does not automatically mean the window needs replacing. Your first job is to record where discomfort occurs and whether the door or window still works properly.

1. Make a simple inspection record

Choose a time when you normally notice the problem. For each opening, record the room, approximate location of the draft, weather conditions, and any visible damage. Take a photograph of the whole opening and a close-up of the suspect area. Compare another window in the same room before deciding that one fixture is responsible.

2. Separate four different problems

Open and close the fixture normally. Note rubbing, uneven clearances, and a latch that needs force. A seal should not be used to disguise a distorted frame or failing hardware. 4. Decide the next action

Write one action beside each finding: monitor, ask the manufacturer about a replacement seal, ask the owner for permission, or arrange an assessment. If you rent, document the issue and follow the local maintenance-reporting process before changing the fixture.

Do not block drainage paths, ventilation openings, or an emergency exit. If the opening is a fire-rated door, use its approved maintenance process.
